A title company can handle neutral escrow, title work and closing after there is a signed contract, but it does not replace an attorney or broker who represents your interests.

Neither. Escrow is deliberately neutral. We safeguard funds and follow the signed contract's instructions for both parties. That neutrality is why we cannot negotiate for you or tell you which terms to accept.

A cash buyer has no lender requiring a loan policy, but ownership defects, liens, unpaid taxes, fraud and unknown heirs can still affect title. An owner's title policy protects the buyer against covered risks, and neutral escrow still provides a controlled process for funds, signing and recording.
